Yes. The owner stays in their unit free of charge for 24 days a year as a VIP guest. For the rest of the year the unit is let to guests through the managing company and earns income.
Rental revenue is split as follows: 50% goes to the owner, 45% to the managing company and 5% to a depreciation fund, which pays for future renovation and refreshing the interiors.
The owner is paid quarterly. Operating costs — guest services, maintenance, attracting guests — are covered by the managing company’s share and are not deducted from the owner’s income separately.
Yield is made up of three figures. The first is the nightly rate, set as a percentage of the unit’s price and depending on demand: 0.1% per night at the base rate, 0.15% in high demand and 0.2% in peak season. The second is occupancy, meaning how many days a year the unit is taken by guests. The third is the owner’s share, 50% of revenue.
For example, with high demand and 60% occupancy the yield comes to about 16.4% a year: 0.15% × 365 days × 60% × 50%. Because the rate is tied to the unit’s price, the yield percentage does not depend on how much the unit costs.
You can run your own scenario in the yield calculator on the villas and apartments pages. The calculation is illustrative and is not a guarantee of income.
The owner pays only at the time of purchase — no further payments are charged afterwards. Operating costs for services and maintenance are borne by the managing company. When the renovation or interiors need refreshing over time, this is paid from the depreciation fund, which receives 5% of rental revenue.
Yes. The unit is handed over turnkey — finished, furnished and fitted with appliances.
No. Property at Mediva Resort is managed only by the managing company — an owner cannot let the unit to guests or maintain it on their own. Guest services, attracting guests and upkeep are run centrally, for the whole resort at once.
The managing company itself is still being chosen: the project is looking for an international operator. Until it is chosen, the length of the contract with it cannot be stated.
The resort is a gated territory, and security is part of the services provided by the managing company.
The managing company is responsible for the investor’s asset. Its remit covers guest services and maintenance, attracting guests and keeping the unit liquid.
The unit earns income without taking up the owner’s time. The managing company lets it to guests, runs services and maintenance and bears the operating costs, while the owner receives 50% of revenue, paid quarterly.
The unit is handed over turnkey with furniture and appliances, and 5% of revenue accumulates in a depreciation fund for future renovation, so the interiors are refreshed without further investment from the owner. On top of that, the owner can spend 24 days a year in their own unit by the Charvak Reservoir, 90 minutes from Tashkent.
